FAQs
Can I install my own system?
-
Check with the local permitting authority. While some counties allow the homeowner to install their own system, others may not. An owner cannot install a system for multi-family or commercial property. If you are allowed to install your own system, the system must be installed according to the rules, Title 30 Texas Administrative Code, Chapter 285. The homeowner of the single-family residence will be required to follow the permitting process. No one can be compensated for any part of the labor while constructing the OSSF. Construction cannot begin until the permitting authority has reviewed and approved the construction plans. The system must be inspected by the permitting authority and the approval to operate must be granted before the system can be used. If a maintenance contract is required, the first 2 years of inspections must be done by a licensed maintenance provider. Some tank manufacturers may not sell or warranty a system sold to a non-licensed individual. Also, if a maintenance contract is required, installers may not agree to maintain a system they did not install.

Do I need a permit to install a system on my property?

Yes, except if you fall under the 10 acre rule. No planning materials, permit, or inspection are required for an OSSF for a single family dwelling located on a tract of land that is 10 acres or larger and 1) the OSSF if not causing a nuisance or polluting groundwater; 2) all parts of the OSSF are at lease 100 feet from the property line; 3) the effluent is disposed of on the property; and 4) the single family dwelling is the only dwelling located on that tract of land. A financial institution may require a permit on the system and an approval to operate the system prior to funding the installation.

Can I maintain my own system?

Check with the local permitting authority. While some counties allow the homeowner to maintain their own system, other counties require aerobic treatment units to have an annual maintenance contract with a licensed maintenance company. Rental property, commercial property, multi family or multi hook-up units, speculative residential, and sometimes properties with a variance are required to have an ongoing maintenance contract with a licensed maintenance company. If you are allowed to and desire to maintain your own system, property owners are encouraged to seek training from a professional on the system’s components and how the system operates.

Can I make my own repairs to my septic?

A homeowner can make repairs from the home to the tank. Your drainfield cannot be repaired. If you are seeing wet spots on your drainfield this is a good indictor your drainfield is failing. Any work done to the drainfield must be brought up to current code and may require a permit. If you replace any components to your system, they must be replaced with it’s equivalent.

How often should I pump my system?

It is recommended to have your system pumped every 3-5 years. If you have a maintenance company inspecting your system, they should notate on the inspection report when pumping is required.

What do I do if my alarm is going off?
-
If you hear the alarm or see the light(s) on your system, your system needs attention. Contact your maintenance provider immediately and limit your water usage. The alarm may be silenced temporarily. The problem could be the aerator, pump, or floats, just to name a few. If you have a maintenance contract, the contract specifies the time frame in which the maintenance provider will visit the property in response to a service call. When calling the maintenance provider, it is good to know the brand of system you have and if you are hearing any noise from the system. While we have our trucks stocked with the supplies needed to make the necessary repairs, there are several different brands out there and we want to ensure we have all the tools and equipment to get you back up and running soon. If you don’t have a current maintenance contract that’s ok….we can still get you fixed up.

How often do I need to add chlorine to my system and how much do I add?

This will all depend on the usage but normally estimate a gallon of liquid bleach per month for a single-family dwelling.

Should I add any kind of ‘additives’ to the system?
-
It is not recommended to add any kind of ‘additive’ or harsh chemicals to the aerobic system.

When do the sprinklers go off?
-
The sprinklers are on a timer and should go off between midnight and 5 am. It is possible you may have seen them go off throughout the day or at odd times. Maybe your electricity had been out and the timer is off schedule or you may have done a lot of laundry and your usage has increased.

Why does it smell when my sprinklers go off?

If the aerator is not working, this will cause the sprinklers to smell when they go off. Another reason may be hydraulic overload. If you are using more water than what the system is designed for or doing several loads of laundry you may be disrupting the calm conditions the system is used to to adequately treat the wastewater.

Do cleaning products affect my septic system?

Yes. Excessive amounts of cleaners or toxic chemicals can alter the treatment process by killing off microorganisms needed in the aerobic treatment process. The microorganisms in an aerobic treatment unit rely on the right combination of food and air to stay alive and actively treat waste. Check the label on the cleaning products-

Danger means that the chemical will kill off microbes and it should be rarely used.

Warning means that limited use should not affect the system much.
-
Caution typically means that the product will have little effect on the system.
